Two-home Infill Development

The Brief

Set on a modest plot off Station Road in Scholars Green, this sensitive small-scale development transformed an existing bungalow and unlocked under-used garden land to deliver two carefully considered dormer bungalows for a private developer client.

The Architectural Approach

The project approach was twofold. The first was realising value from the existing site. The brief focused on adding genuine value for the owner and developer while responding to local character. By working within the existing curtilage, the scheme avoided speculative sprawl, instead delivering an organic, low-impact extension to the settlement that respects neighbours and the streetscape.

The second was low-impact, contextual growth. Massing, materials and rooflines were chosen to sit comfortably within the local vernacular, so the scheme reads as a natural and modest expansion of the neighbourhood rather than an abrupt insertion.

The New Dwelling

The new dormer bungalow occupies the garden side plot and is designed as a contemporary interpretation of traditional Cheshire form. A warm red brick and clay tile palette, simple gabled dormers and timber porch elements give a familiar, domestic scale. The plan maximises natural light and usable first-floor accommodation, while keeping ridge heights and footprint sympathetic to neighbouring properties.

The Refurbished Dwelling

The original bungalow was extensively upgraded and remodelled into a dormer bungalow. Works included a new roof and dormer additions, high-quality thermal and fenestration upgrades, and a restrained external re-finish to unify the building with its new neighbour. The refurbishment retained the property’s original setting and mature landscaping while significantly improving environmental performance and long-term value.

The Outcome

The project demonstrates how modest infill can deliver measurable financial and social value. It increased site value for the client, improved housing stock for the village, and delivered an incremental, well-crafted expansion that preserves local character and minimises environmental impact.
