Do I need a RIBA Chartered Architect?
Not every project requires one by law, but for new builds, significant refurbishments and listed buildings, working with a RIBA Chartered Architect makes a real difference. RIBA Chartered practices are held to rigorous professional standards, carry full indemnity insurance, and have the design and technical knowledge to get complex projects through planning and built properly. A full scope of services typically falls in the region of 6 to 10% of your total project budget for domestic renovations and extensions, and 5 to 7.5% for a new dwelling or replacement dwelling. Listed building projects or particularly complex schemes will typically sit toward the higher end. On top of these fees, allow around 1 to 3% for other consultant and application fees.
