We engaged with James early 2018 as we planned to completely rebuild our property. We had a very aggressive timescale which meant James needed to be creative in his design to help accommodate our needs and requirements. James also liaised exceptionally well with our building contractor which meant the project stayed on course and with very little issue. We wanted to use a local architect so we had him to hand if needed of which he was. He comes highly recommended and would pass his name on to anyone looking to renovate.

An architect isn’t always required, but if you want to get the most out of your project and build a home or complete a renovation that truly meets your needs, we’d advise hiring an architect to get the job done properly.

An architect is a highly trained and experienced professional with the creative ability to imagine the best solution for your project’s particular needs and the technical ability to deliver the optimum outcome for your project.

An architect will help you with large-scale projects like town planning and smaller domestic projects like renovations or new home development.

A full scope of services and fees will likely be in the region of 6-10% of your total project budget for domestic renovations and extensions and 5-7.5% for a new dwelling or replacement dwelling. Expect to pay around 1-2% more for listed building projects or particularly challenging projects. On top of these fees, we would suggest allowing 1-3 % for other fees and services on most projects. Planning, technical design and contract administration will likely account for a third of the overall percentage as a guide.
Every project is different, but a typical project will consist of:
  • Measured survey of the site and/or building(s)
  • Sketch or concept design
  • Helping with planning permission, including the preparation and submission of a planning application with all relevant drawings and supporting documents
  • Helping with compliance with building regs
  • Technical design - the plans, sections, elevations, details and written notes, specifications and schedule of works of how the building is built
  • All drawings and technical specification
  • Advice on suitable contractors
  • Coordination of tender action.
  • Building contracts advice and administration
We would suggest a good place to start is engaging an architect with good experience in the local authority in which your property resides. We’re located within Cheshire East, and many of our projects go through the Cheshire East Planners. We have very good technical knowledge, and understanding of the local authority and their planners' work. This helps us to deliver around a 95% success rate on planning applications within the authority. We will guide you through the process of delivering a design proposal which meets your needs and obtains planning consent.
