A Listed Building Does Not Have to Stay Exactly as It Is
Owning a listed building often feels like owning a set of restrictions. What you can change, what you cannot touch, and who decides.
The reality is more workable than that. Consent is granted regularly for alterations that are well argued and properly designed. What gets refused is usually the application that ignored what made the building significant in the first place, not the one that asked for too much.
We design alterations, extensions, and full refurbishments to listed buildings, working with homeowners who want their house to function for how they live now without stripping out what makes it worth owning. Every project is led personally by James Hough, a RIBA Chartered architect based in Sandbach.
What Our Listed Building Architects Do
Heritage work runs through the same stages as any project, with two differences: the survey matters more, and the case for change has to be made in writing before anything gets approved.

Understanding what the building is before deciding what it becomes. Fabric, phasing, what is original and what was added later. This is what determines which changes are arguable and which are not.

Designing to the building rather than around it. Where new work can sit, how it reads against the original, and which interventions are reversible.
Listed Building Consent and planning
Listed building consent is required in addition to planning consent. We work with our clients, best practices, and the local authority to form a robust case to support the proposals. As part of any listed building consent application, we will produce detailed drawings and a written case for why the proposed work has been designed in a manner that respects the listed building and will not cause harm to the fabric and appearance. We prepare the statement, submit the application, and handle officer queries throughout.

Technical Design

Two routes through the build. Advisory support with Principal Designer duties, or full contract administration with site visits, inspections, and valuations.

Choosing an Architect for Listed Building Work
Most listed building applications are refused for the same reason. Not because they asked for too much, but because the case for change was never properly made. Heritage work is written as much as it is drawn: the design has to be defensible in a heritage statement, and the statement has to reflect what the drawings actually propose. When those two things are prepared separately, the application fails on paper before anyone visits the building.
James Hough founded Hough Architecture in 2015. It is a RIBA Chartered practice, accountable to the institute and carrying full professional indemnity insurance, and is also registered with the ARB and The Green Register. On heritage projects, James carries out the survey, writes the heritage statement, and answers the conservation officer’s queries himself, so nothing passes between people who did not see the building.
Most of that work goes through Cheshire East, Cheshire West and Chester Council and other surrounding authorities, including Trafford Council, Peak District National Park Authority, etc , where knowing how officers read their own conservation policy matters more than on any other project type.

What is listed building consent?
Listed building consent is a separate permission from planning permission, required for any work that affects the character or special interest of a listed building. It applies to internal work as well as external work, and to the whole building rather than just the listed feature. Carrying out work without it is a criminal offence, not just a planning breach.
Do I need an architect for a listed building?
Not by law, but the consent process rewards a properly argued case. Listed building applications are assessed on whether harm to the building's significance is justified, which means the design and the written statement have to work together. That is difficult to do without experience of how conservation officers assess an application.
Can I extend a listed building?
Often, yes. Extensions to listed buildings are consented regularly where the design respects the original building, uses appropriate materials and does not obscure what is significant. The starting point is understanding the building, not deciding what you want and then applying for it.
How long does listed building consent take?
The statutory determination period is eight weeks from validation, though heritage applications frequently run longer where Historic England or a conservation officer requires further information. Pre-application discussion adds time at the start but usually saves more than it costs.
How much does an architect cost for a listed building?
