Then a scheme designed to sit properly in its setting, which is usually what gets it through planning.

Technical Design and Building Regulations
Drawings and specifications a contractor can price accurately, plot by plot. Building regulations, building warranty and discharge of planning conditions handled alongside.
Contract Administration and Construction
Two routes through the build. Advisory support with Principal Designer duties, or full contract administration with site visits, inspections and valuations.

Choosing an Architect for Property Developers and Residential Schemes
On a development scheme, the design is a means to an end. What matters is consent, a programme that holds, and a build that prices where it was expected to. That means knowing which unit count the site will actually support before the appraisal is written, and knowing how a specific authority reads its own policy before the application goes in.
James Hough founded Hough Architecture in 2015. It is a RIBA Chartered practice, accountable to the institute and carrying full professional indemnity insurance, and is also registered with the ARB and The Green Register. Most of the practice’s development work goes through Cheshire East, where a high success rate comes from resolving problems before submission rather than arguing them after refusal. James appraises, designs and administers each scheme himself, so nothing is relearned halfway through.

That is what site appraisal establishes. Access, levels, drainage, overlooking, trees and local policy all constrain the answer, and the number a site will carry is usually not the number it looks like it will carry. We give a straight view at the appraisal stage, before you commit.
Can you advise before I buy a site?
Yes, and it is usually the cheapest advice on the project. An appraisal before purchase tells you whether the scheme you are pricing into the land value is achievable.
How much does an architect cost on a development scheme?
Fees depend on unit numbers, site complexity and how far you want us involved through construction. As a guide, our fees for a single new dwelling start from around £30,000, with a detailed stage-by-stage breakdown on our architect fees page. On multi-unit schemes we price per plot with the appraisal and planning work costed separately, so talk to James about your specific site.
